An old house of 140 square meters on Commimut Street in Ramat Hasharon on a plot of land of 352 square meters was sold for NIS 8.8 million. The house is located in the Neve Rasco neighborhood south of the city near Route 5. Commemut Street itself is a secluded road on the western edge of the neighborhood.

The area surrounding the house is largely characterized by detached and semi-detached houses. The size of the plots in the neighborhood is relatively small – 200-300 square meters, on which houses are built, but there are also larger plots of land, on which townhouses and larger houses are built. It is possible to build a 200 square meter house with a basement on these plots.

The current inventory in the area consists of a very large number of older homes, which in most cases are purchased for demolition and rebuilding.

It’s not easy to analyze separate home deals, which can be very different from one another. Reviewing the deals that took place in the area in recent years, it was found that the prices of old houses (from the 1960s and 1970s) on plots of land of approximately 300 square meters were sold for 7-8 million shekels.

Assuming that most of these homes are intended for demolition or at least renovation from the ground up, extracting the land component from the price increases the average size by NIS 30,000-35,000 per square meter of building rights (or per square meter under construction).

The current deal is beyond the acceptable price range for houses in Neve Rasko, and the exception is most likely related to the location of the property – the house is located on the western side of the street, facing the fields between Neve Rasko and Moshe Sina Street, the road leading to the Kfar Herok intersection. It is possible that in the future the fields will become built-up areas, but for now the open view increases the property value. Another problem that increased the value of the house was that it was detached and the plot of land it was built on was relatively large for the neighborhood.

The value of one square meter of the building reaches 36 thousand shekels per square meter, which is higher than the usual rate.

“The house was sold as a plot of land to a young couple working in the high-tech field, after the owner decided not to build it himself, but rather sell it to others,” says real estate broker Miri Ovik, who brokered the deal. “The property had been rented for a long time.” In the first transaction, a 163-square-meter, two-storey semi-detached house on Commemyut Street 1, on a corner plot of approximately 250 square meters, was sold for NIS 7.17 million. The house was purchased by a moving couple who returned to the city after living in Tel Aviv. It was sold after the real estate assets were realised, and according to Ofek, its price was fair compared to the area of ​​the land and the condition of the house, which needed major renovation.

The second house is located opposite the property at Commemyut Street 10, and the previous owners had demolished the old building and built a new house, which, according to Ofek, is “a beautiful, architecturally designed two-storey house.” The built-up area of ​​the house, which is part of a semi-detached house, is approximately 210 sqm on a plot of 275 sqm. The house is six years old, has a corner garden, and was sold for 10.1 million shekels to a family with children.

“The transactions are fundamentally different, resulting in the wide variation in prices. Generally, each one reflects a fair market value of the property purchased,” Ofek asserts.

Regarding prevailing prices in the neighborhood, the price of a house now sold on Commemut Street is 10% – 15% higher, reflecting its advantages as a detached house overlooking the fields. It can be estimated that when its new owners complete construction, its new value will be one of the highest in Navy Rasco.
