
The local Israel market is about 3 % per month, and real estate developers find it difficult to sell new apartments. Data of the Central Bureau of Statistics published today indicates that the inventory of the new apartments for sale has reached approximately 83,000, and at sales prices, developers will take 31 months to get rid of all of them.
According to data, between May and July 2025, about 21,640 apartments were sold, a 20 % decrease from the corresponding period of last year.
This is not only a sharp decline, but also a significant change in the mixture of the sold apartments, because if the apartments that are sold as part of the government -backed homes program are deducted, and the houses that are sold only in the free market are in mind, as the percentage of the new apartments in the total market was only 28 % in recent months, while the percentage was only higher than 40 %.
In other words, if buyers have increased significantly from demand for new apartments from the beginning of the war until the end of 2024, since the beginning of 2025, there was a return to the situation three years ago. All this in a market in a decrease, which means that there is also a decrease in the number of deals in used apartments. In general, in both new homes and in used homes, the direction is a monthly decrease of about 3 % in the number of deals, which do not herald the good in the market.
Off -akim leads new home sales
These are not the only changes. There are also changes in the geographical location of purchases. Off -akim is leading the purchase of new apartments with 535 apartments sold in Negev between May and July 2025, compared to 516 apartments sold in Tel Aviv and 356 in Jerusalem. Lod, Netivot and Elad are also high in the new apartment sales menu.
In general, these are low numbers even for the leading cities, but they still indicate that the most important factor in residential properties is the price of the apartment today. In expensive places, it is difficult to sell apartments.
As a result, apartment supplies rise and approach 83,000 new apartments. This is the record that is broken every month, which stems from the gaps between the relatively high building starts for the period, compared to low sales.
Tel Aviv is the city that has the largest supply – there is one in every eight new apartments to accompany a new city, followed by Jerusalem, which includes about 8,000 new apartments of unprocessed, Bat Yam with 4300, and Netanya with about 3900 apartments.
